Boonville Lofts
Believed to have been built in three phases between 1917 and 1925, the building is located in Springfield, Missouri at 600 N Boonville Avenue in the heart of Center City
just a few blocks from the Springfield Public Square. Originally a garment factory known as the DM Oberman Manufacturing Company, it grew to become one of the largest
manufacturers of boys’ and men’s pants in the country. During World War II its reputation grew as a major provider of military uniform pants. The building is included on
the National Register of Historic Places for its implementation of fireproof and “daylight factory” designs and is also significant for its association with the unionization
of garment workers and for the integration of women into the American workforce.
Beautifully restored, the building now features 38 one and two bedroom units. The community was developed as an affordable housing development that targets income
qualifying residents with incomes at or below 60% of the median income as well as allowing for the integration of market rate units. Apartments are spacious with fully
equipped kitchens including dishwashers and microwaves. Ample parking makes these bright, open floor plans very desirable with close access to Springfield’s beautiful
downtown.
In addition to providing apartments for market rate and moderate income families, we are proud to have offered several “green” features in this historic
redevelopment. Solar panels to improve utility consumption offer a renewable energy source that is the primary supply for the building’s common areas. We also
incorporated a cellulose insulation that is made from recycled paper. Due to its recycled content and potentially higher energy and acoustic performance, cellulose is an
environmentally-preferable product. The use of environmentally responsible materials and options such as this is an innovative approach with benefits that will reach
beyond the residents and community at large.
Boonville Lofts was developed for those households having low to moderate incomes. The two sets of
income limits for this community are located to the right of this page. Each
household's applicable income limit is determined by household size and availability.
